While managed communities are a major draw for homebuyers, owners may not be the only ones enjoying their benefits. Tenants often rent homes or condos in community associations specifically for the neighborhood and lifestyle perks! Whether you're renting out your home or are a new tenant, knowing the ins and outs of rentals can make for a smooth and positive living experience. CAN YOU RENT PROPERTIES IN A MANAGED COMMUNITY? Many communities let homeowners lease their properties as long as everyone follows the rules. For example, owners may need to live in the home for a certain amount of time before renting it out. Other neighborhoods may limit how many homes can be occupied by renters. A community's governing documents, manager, or board should have all the details on rental allowances. WHAT ARE THE PROS OF RENTING IN A MANAGED COMMUNITY? Renting in a managed community offers countless advantages. Depending on the community, renters may enjoy: • Amenities like pools, parks, and gyms • Beautiful, well-maintained landscaping • A secure neighborhood with limited entry • Exclusive, community-hosted parties and events DO RENTERS HAVE TO PAY COMMUNITY FEES? Generally, renters don't pay association dues or fees directly. The homeowner or landlord is the designated member responsible for making payments. To avoid late fees and violations, owners typically prefer to handle this particular task themselves and confirm everything is up to date. However, it isn't uncommon for landlords to include dues in the rent or a clause in the lease agreement that shifts this responsibility to the tenant. Renters must be sure to review their lease carefully. CAN RENTERS ATTEND BOARD MEETINGS? Tenants don't usually have voting rights or a direct say in community decisions, but there are exceptions. In some cases, landlords might designate a renter as their proxy, allowing them to represent the homeowner in official matters. Even without voting rights, tenants have plenty of opportunities to get involved, make friends, and meet neighbors by attending events, joining committees, or using the amenities.
