ASK A COMMUNITY MANAGER What's Your Advice for Getting an Architectural Request Approved? AVOID DELAYS AND DENIALS WITH THESE TIPS. Generally, requests are denied for simple reasons. Here are a few easy things residents can do to fast-track approvals: 1. Verify local laws. An architectural request will likely be denied if it violates local laws or community rules. Before you submit a request, check your city or town's official website to find zoning laws and ordinances. Also, reference the Covenants, Conditions, & Restrictions (CC&Rs) in your governing documents and confirm compliance with architectural guidelines to avoid hiccups. 2. Submit a detailed application. Most associations have a standardized application form. Read the instructions carefully and supply necessary information—the more thorough, the better! Missing details can lead to denials or back-and-forth communications that delay your project. Be prepared to provide: • Your contact information and property address • A description of the proposed change • An anticipated start and end date • Contractor or architect contact information • Site plans and blueprints 3. Include samples. Beyond the required documentation, consider including samples and images in your application. Professional renderings, material examples, measurements, and photos can help the board bring your vision to life and understand how it can benefit the community. Overall, know that the review process can be lengthy. Remember that kindness goes a long way, and always be patient and courteous. At the end of the day, everyone's aiming for the same goal: a beautiful and comfortable place to call home." Whether it's a new deck or a landscape redesign, homeowners living in a community association must typically submit a request to make changes to their home or property.
